Summary:Building Information Modeling (BIM) is a digital representation of the building process to facilitate exchange and interoperability of information in digital format. In this way, the implementation of BIM in construction practice promises to improve the communication and collaboration between participants through higher interoperability of data. However, to implement BIM on a construction project, practitioners need to configure and align BIM based tools, project work processes, and the business models of the companies that work together on a project. In this study the main advantages of using new methods in the field of construction management were identified. Identification of the benefits of using BIM based scheduling and planning and the ways of enhancing this method in Iran in comparison with conventional based methods was one of the goals. On the other hand, finding the barriers and difficulties of implementing of BIM based scheduling and planning Iran was one of the objectives. Finally effective and enhancement strategies for BIM implementation in the construction industry in Iran were identified. The scope of the project is limited to the construction phase within Iran. For conducting this study all the data were collected from literature review, case study and questionnaire together moreover the retrieved questionnaires were then compiled and analysed with the frequencies are represented in the form of tables and charts. In order to generate the results, of Statistics for Social Science (SPSS software) and also the average index computation were used. The case study of this project was a training building which all the BIM data from design phase and Microsoft project imported to Autodesk Navisworks for making a 4D construction. In this study the benefits of using 4D planning and scheduling and major differences between conventional and 4D planning and scheduling were determined. On the other hand the main barriers of implementation of BIM based planning and scheduling and major strategies to implement this new method within IRAN were identified.
