Summary:Among important issues in housing sector is housing affordability. Households’ income is the main factor for people to buy or own a house. In Malaysia, the contributing factors in determining housing price includes population, demand, supply, location, neighbourhood, physical characteristic, accessibility, developer, cost of material and land, and income. These perspectives are divided into three categories – policy maker, developer and buyer. In this study, we will focus on developer’s point of view, where factors that may contribute to the rise of housing price in a specific area are identified. The factors rated by developers were analysed and ranked by using descriptive analysis. Results showed that location, financial assistance, construction costs and government policies are the main influence factors for the housing price particularly in Kuala Muda District. Therefore, policy maker is suggested to heighten efforts in order to increase affordability for the citizen to be able to buy a house by considering these factors
