Summary:The rapid increment of house prices are not align with people's incomes in the country lowering ability to own a home. Various counter measure made by the government such as to control speculation in housing prices, provision of housing through public housing program and provide several incentives, still the mechanisms that have been carried out are limited and incapable to handle the increase of house prices. This situation requires the government to intervene by setting up a special body as recommended by the people. Melaka is the first state to established a special body called the JawatanKuasa Pecah Sempadan dan Belah Bahagi (JKBB) in order to control house prices of all type. JKKB still pursue its role and objective despite opposition from the developer to terminate the price control practices. This study was conducted to identify methods, issues and recommendation to improve the implementation of JKBB price control. Using qualitative analysis method the research are conducted through semi-structured interviews with relevant respondent including agency involved such as JKBB . developers and buyers in the state of Malacca. Finding of this study indicate that among the main issue in JKBB implementation is the price issue, appeal and enforcement. Meanwhile among the negative impact of implementation is the risk of housing project delay or even project cancellation by developers. At the end of the study, recommendation were given to improve the workflow of JKBB execution to overcome the issues that have been identified.
