Summary:Recently, gated community can be found in various forms even fundamentally, it is described as a secured housing that is (often) gated and guarded. The diversity was confirmed by numerous typologies conducted across regions. Nevertheless, the typologies were very much centred to the motivation of those who live within the housing and leave the understanding on the roles of housing developers in shaping the final outcome of a gated community less discovered. Therefore, this article attempts to propose a conceptual framework that can be utilised to classify the types of gated communities from housing developers’ perspective by reviewing the current literature. Using the Agency Model premises to develop the framework, thus it was found that housing developers’ decision on gated community development is driven by their economic interest and understandings on the risks and rewards of the location, types of residents, function of enclosure, security features and barriers, size, amenities and facilities, tenure, operational and policy.
