Summary:Over supply of houses, increasing number of developers and a lot of abandoned projects contributed to housing problem over the years. Factor of location is no longer being the main factor in planning any residential housing scheme. This is because developers lately have taken into consideration other factors before making any decision in carrying out housing development projects. Hence, this study is aimed to identify factors that were considered by developers in developing housing scheme in Johor. The State of Johor has been selected as the research area due to the strength compared to other states in Malaysia. Beside that, this study also will look the scenario of property development and policies involved. After determining the research area, samples have been design to present a clear and actual picture of the targeted population. Sampling technique and sample size also will be applied in this research. In this research, researcher have found out that time is the main factor in developing housing scheme. This is followed by other factors such as product, location, reputation of the company and government policies. Suggestions also have been proposed at the end of this research to assist housing developers in planning their housing projects. In line with this, it is hoped that this research could be a useful guideline and reference in the future to the developers in developing housing scheme.
