Summary: | There are some concepts that have been introduced by the government to the developers in order to help their housing projects completed successfully. In addition, these concepts would avoid the project being abandoned by developers as well as to protect the buyer. The concept of “Sell Then Build” has been used for the long time by the developers in Malaysia. Nowadays, a new concept which is “Build Then sell” has been introduced in order to improve the old concept which is “Sell Then Build” concept. Based on literature review, the concept of “Build-Then-Sell” is used to reduce the number of abandoned projects, but there are some developers who are reluctant to use this concept. They are not confident using this concept because the cost is high. However, there are still some developers who are confident to use this concept in their housing project. Therefore, this study was conducted to identify the developer’s problems in implementing the concept of “Build Then Sell” and to determine some factors that could help the developers to implement this concept on their housing projects. In order to achieve these objectives, the interview method was conducted on three different developers. Besides that, reading materials such as books, theses, journals and newspapers were used to find the facts that related to the concept of Build-Then-Sell. From the interviews, the three different developers were facing the same problems like there was no co-operation between all parties involved in the housing projects, low profit and difficult to get loan from the bank. There is some factors that provided by the developers to solve the problems. Internal factors such as good management on financial system can help developers to success on their housing projects using the “Build-Then-Sell” concept. A strong financial system is one of important factor that help the developers to implement the “Build Then Sell” concept. In addition, co-operation between all parties involved in housing projects using the concept of “Build Then Sell” also important in order to expedite the development. For external factors, the three different developers that have been interviewed stated that the factors that most help developers were physical factors such as the strategic housing locations and in high demand. Thus, the concept of “Build Then Sell” could be used by every developer in Malaysia if the company's financial is well controlled and the housing location is strategic. |
