Obviously, this indicates housing prices are a major issue to be considered in the current property market. Reaction of housing prices is based on the determination of prices by developers. The pricing of a residential property is heavily influence the macro and micro factors in the demand and supply in the market. To ensure the success of a housing project is important for developers to know the proper steps and pricing strategies for the projects to get a good response from buyers of residential properties. Thus, the present study was conducted to investigate the residential property market based on the implications of the house price by the developer. The case study is the area around Nusajaya, Johor. To achieve the objectives, the dissemination of questionnaires and interviews have been conducted. The data collected were analyzed using frequency analysis, Likert scale and the degree of importance of factors. As a result of the study location factor is a key factor that greatly affects the price of a house.
