Summary:Private lease apartment is considerably a new option for residential properties in Malaysia’s housing market. However, its emergence is not without issue as it was claimed to bring more benefits to the land owners than to the buyers who became the properties’ lessees. Therefore, the aim of this paper is twofold: to examine the disadvantages of buying an apartment through private lease, and to study the potential of the build-then-sell approach as possible solution to secure buyer’s interest. Based on a case study approach, the collected primary and secondary data were descriptively analysed and discussed how the build then sell approach may potentially improve the private lease apartment delivery.
