要約:This study critically examines the cause of building defects in Universiti Utara Malaysia. The researchers found that the main cause of building defects was due to the use of materials that did not meet the standards. This study was conducted at the Maintenance and Development Department (JPP) of the university. Qualitative research methodology was conducted by interviewing three respondents who have experiences in building construction. The results were analyzed by interpretation comparison of the raw data. According to the study, the causes of defects in new buildings were material, subcontractor, design and workmanship which do not follow the method statement given. The types of defects were structural cracks like wall cracks, hairline cracks at joints of beams and columns, architectural cracks like plastering fall off and peeling paint, honeycomb, clogged pipes which caused leakages to the toilets, roof leakages, hollowness at columns and floor tiles. The solutions to overcome these defects would be to engage a third party or an expert, to revise the method statements, ensure good workmanship, testing of materials for durability and suitability, give proper training to workers and ensure good quality of materials to be used. A conclusion was made and recommendations are included for future studies. The purpose of the researcher to conduct this study is want to know how to effectively reduce building defects and review the materials used during construction in UUM.
