要約:Cost estimating is one of the important phases in construction. Despite cost estimating is an important process that predicting the actual construction cost, however it is often underrated facet of its effectiveness and accuracy. Clients and architects are not satisfied with the cost advice provided by quantity surveyors. The construction project is often overrun cost because of the ineffectiveness of cost estimate. Hence, the research is carried out to determine the factors that affect the effectiveness of approximate quantity method, to analyse the impacts of ineffectiveness of approximate quantity method and to establish the ways to improve the effectiveness of approximate quantity method. The objectives would be determined through the distribution of questionnaires with quantity surveyors with minimum 5 working experiences in Johor area. The data collected through questionnaire will be analysed with mean, Linear Regression and Kruskal-Wallis Test and the results are discussed in the report. From the results obtained, incomplete specifications, experiences by QS, time for estimating and characteristics of project identified as the most important factors among others. Due to ineffectiveness of approximate quantity method, the construction cost is the first and the most to be affected. However, the respondents suggested that effectiveness of approximate quantity method can be improved by ensuring proper design documentation and sufficient design information. Realistic time frame and experienced QS are also the most recommended strategies to improve the effectiveness of cost estimating.
