Summary:IBS is a construction method in which components are created in a controlled environment, transported, arranged, and installed in a structure with little on-site labour (Hamid et al., 2008; CIDB, 2007; CIDB, 2005 and CIDB, 2003). Regardless of the various advantages of utilizing IBS such as reducing construction waste, improving safety and improving time efficiency, its implementation in Sarawak remains low. The purpose of this study is to assess and examine a variety of factors that affects building costs for IBS projects in Sarawak, Malaysia. The objectives of this study is to explore the current state of IBS implementation in Sarawak, to identify the critical success factors of IBS in government school projects, and to identify the challenges in the implementation of IBS in government projects. A mixed-method of quantitative and qualitative research method will be utilized to achieve the objectives of this study. The questionnaire will be distributed among construction practitioners in Sarawak, including contractors, engineers and architects. The findings of this study will uncover possible strategies to mitigate the high initial cost of implementing IBS in the Sarawak construction industry.
